Below are the common questions asked when making payments on your monthly mortgage loans through Village Mortgage.

What information is on my monthly mortgage statement?
Your statement includes the following information:

  • Description of your current payment (i.e., Principal & Interest, Tax & Insurance and any other fees that are due).
  • Principal balance of your loan and Tax & Insurance account balance if applicable.
  • The current interest rate of your loan.
  • Account activity since your prior statement.

Please be sure to review your statement for any inaccuracies, and let the office know if you find any. Be sure to notify the office if you are changing your mailing address.

What should I include with my payment?
When making payments, you must include the bottom portion of your statement. If you use a payment service or a pre-authorized draft, please make sure your correct loan number appears on the statement.

What if I get a tax or insurance bill?

As a reminder, we also as a convenience for all our clients escrowing for Real Estate taxes, currently contract with Lereta Tax Service to obtain amounts due for real estate tax bills directly from the tax collectors offices.  When you receive your Tax bill you no longer need to forward them to us.  You can retain them for your records.

We would like to make you aware that you may receive mailings or telephone calls from MGA Group, LLC on behalf of Village Mortgage Company regarding your Homeowners Insurance As an added convenience for all our clients we have contracted with this insurance service to facilitate and monitor all our clients policies; i.e. - New borrowers, renewals, cancellations, etc.

When is my payment late?
Though payments are technically due on the 1st of each month, we offer a 16 day grace period before any late fees are assessed to your account. Any payment received after the 16th day of the month will be assessed a late charge. If you know your payment will not arrive by the 16th, please include the late charge with your payment. You will receive a notice if your payment is late by mail.

Can I make a partial payment?
As a concession to our customer's we do accept partial payments, although this is not preferred, we will not return partial payments. All partial amounts will be posted to your unapplied monthly balance until enough funds accrue to satisfy a full payment. Upon accrual, payment will then be posted accordingly.

What if I want to pay extra money?
You can always pay extra to principal or tax and insurance as long as you specify where the extra money should be applied on the remittance stub.

If you want to make full payments in advance, please include a note with your payment that you are including full monthly payments and not for which month is currently being billed.

Do you accept credit card or bi-weekly payments?
Unfortunately, we are unable to accept credit card or bi-weekly payments. Payments can be made from our home page, and your payment can be drafted from a checking or savings account.

Payments can also be withdrawn automatically on a monthly basis. Our ACH program will withdraw your payment from your account either on the 5th or 10th day of each month. You can choose which day you'd like your payment to be drafted.

To enroll in this program, please download and print the ACH Authorization Form. If you wish to use a checking account, please be sure to attach a voided check to the bottom of the form. It should be mailed to:

Can you automatically draft my payment from my bank account?
Yes, we can automatically draft your monthly mortgage payment free of charge.
